Welcome Home Program*
The Welcome Home Program (WHP) offers grants up to $20,000 to assist homebuyers with down payments and closing costs. To access the grant, you need to apply and qualify for a mortgage loan through one of our Mortgage Originators.
Eligibility Criteria
You might be eligible for the Welcome Home grant if you meet these conditions:
- The combined income of all occupants in the home is at or below 80% of the Mortgage Revenue Bond (MRB) limit for your county and state. Our Mortgage Originators can help you determine your specific limit.
- You have a signed purchase contract (by both buyer and seller) for an eligible property.
- You can contribute at least $500 of your own money towards the down payment and/or closing costs.
- If you are a first-time homebuyer (defined as someone who hasn’t owned a home in the last three years), you must complete a homebuyer counseling course before the loan closing.
Note: You do not need to be a first-time homebuyer to qualify.
Property Eligibility
Your property may qualify if it meets these requirements:
- The property will be your primary residence.
- The property is a single-family home, townhome, condominium, duplex, multi-unit (up to four units), or a qualified manufactured home (if taxed as real estate and affixed to a permanent foundation).
- The property is subject to a five-year retention mechanism, included in the Deed or as a Declaration of Restrictive Covenants, requiring FHLB Cincinnati to be notified of any refinancing, sale, foreclosure, deed in lieu of foreclosure, or change in ownership during the five-year retention period.
Getting Started
If you’re interested in reserving funds, we recommend getting pre-approved before the registration opens. This allows our Mortgage Originators to register and reserve funds for you if you qualify. Funds will be available on a first-come, first-served basis starting at 8:00 am ET on March 3, 2025, until all funds are reserved.
